This is the MSG200, which is NOT HomeKit compatible. You want to keep an eye out for the MSG200HK, “HK” stands for HomeKit. It’s very confusing. If you unselect “non-HomeKit version” on their web site and click the “Buy Now” button, you’re taken to this item which is NOT HomeKit compatible. The YouTube video you saw was a person in Canada who bought the Canadian version which IS HomeKit compatible. Their market regulations are different than the US.

Do I need to use the magnetic switch to show door open/ closed or can I use without it?

You can use it without the sensor. The app is going to show an error message about not being able to tell if the door is opened or closed, but it will send the open/close command.

Is it possible to "disarm" the Closing Alarm?

Yep, there is. Once you set up a door in the system, go to the main page in the app and touch the top-right icon of the door that looks like a set of four squares. Once you're in this menu, just scroll down under 'Advance Settings' and swipe off on 'Closing Alam', and your all set!
