What are the precautions when using this in pet areas? How long to keep them out, is it really safe, etc.

If there are precautions to be taken I am sure they are on instructions for use.However-I have used it several times and did not restrict animals (cats) from being in the same area.I have used it on wood floors,rugs ,and furniture with no problems that I am aware of.

how much of an area will 16oz can cover?

I have roughly a 1400 Sq ft house and it’s all carpeted. The spray from this can is very fine, so I get 2 uses out of one can. It’s really effective too. I’m in Florida and have 4 indoor cats, so you can imagine how bad fleas can be. I treat my carpet twice a year. Hope this helps.

Can upstairs be done w/pets downstairs (not on hvac ) if doors sealed and away from entry? 3 cats-hate car-freezing

Yes!! I left my cat downstairs and she is fine. Just kept her out of the treated areas for a few hours.

Does anyone know if this product is ok to use on leather furniture and will it stain leather?

Good question I would not know but I sprayed my leather shoes before and never noticed anything maybe I should check on them thank you!!! Ugh
