Not for buy-and-hold investors
As a newbie real estate investor, I picked this up after reading Rich Dad Poor Dad and Frank Gallinelli's book on Cash Flow (I have zero affiliation whatsoever). Aside from the numerous typos in this book, the author literally quoting the movie Dumb and Dumber, and the author's incorrect definition of a cap rate, I really didn't learn much of anything useful. After learning about cap rates, cash-on-cash returns, modified internal rates of return, and capital accumulation, I was hoping to find some useful information in this book regarding how to analyze properties as income streams. I was hoping to read, "Here are the real numbers from real deals that I've done. This is the approach that I took and here are the reasons why." Instead, what I got was a smattering of all of the possible approaches that you might ever use to find a distressed property owner - in seemingly no particular order of importance - as well a 2 page description of how to hang a freaking sign on a telephone pole and half a chapter dedicated to explaining to me (a millennial) what social media is. This book was largely a waste of my time. The bulk of it could have been summed up in a 5 page bullet point list of "words to Google." I suppose if you don't know what Facebook is, then this book might be for you.

Very actionable content within this book, can’t recommend it enough.

Wow 50 pages in and I've got a ton of ...
Wow 50 pages in and I've got a ton of specific "this is HOW you do it" details. Been researching and listening to Biggerpockets for a few months and have learned a hell of a lot, tune in if you haven't, but Anson took me into some insight and detail that was text book and entertaining. Thanks a lot Mr. Young!

I am so pleased with this book
I am so pleased with this book. Simple, clear, easy to read, and with great coverage of the topics I needed information on as a new real estate investor. I belong to a REIA and have purchased a couple of guru seminars but I believe I would have been much further along if I had started with reading this book.

Great Book!
This is the best book hands down on real estate deal finding I have ever read. The author/investor took the time to go in detail and make it fun and practical at the same time. A must read for the novice and seasoned investor.

Great book would highly recommend
I have worked in the cre space for some time now (5 yrs development & brokerage) and still learned some great new sources for finding deals that I have not used/thought of in the past. Knowledge definitely worth the price.

A must read
This book talks real life without blowing smoke and smoking mirrors. I must read it again with my note book in hand. I once was blind but now I can see after reading this very informative book.

Must read
I’ve read many books on real estate investment and found most of them to be too nonspecific. This book answered almost all the questions I was left with after previous books. Highly recommended.
