Q: What are the dimensions ?

The dimensions are: 26.5 long x 18 wide x 16.5 inches high. The length dimension includes a 4" "porch" over the opening, so I would say that the inside dimension would be more like 22" long. The peak of the roof makes it two to three inches taller than the 16.5", but that wouldn't be usable space for a pet. I use mine for a cat, but it should also work for a small to medium-small dog.

Q: Improved insulation... ??? what is that?? Improved from what? Sounds like fake insulation.

I bought this as a house for feral cats. Since I have nothing to compare it to regarding insulation all I can say is that is is a study, heavy weight plastic material. I put straw in the one I purchased and the cats seem fine with it.

If you seal it well, it won't leak. You need to fill in the back air vent with silicone or Gorilla tape, and use the same tape over the tabs after you snap them shut. I didn't have a problem closing the tabs like other viewers did, but there is still a tiny gap where water will leak in these areas when the roof is on. I also made the entrance smaller and higher by gluing piece of thick plastic from a litter box on the inside and sealing it with more silicone. Our cat house is sitting out in our front bushes and is staying perfectly dry. I also added straw insulation and now our 2 outdoor feral cats are using it every day! There isn't room for two, so they share, but I just got a second house!
