Does this come with power supply or is it PoE only and needs a separate injector?

This can be used with Power adapter or POE injector . The AP box doesn’t come with adapter or PoE .

Will one of these access points be enough to cover a 10k Sq ft building?

If that building has no walls, doors, boxes, shelves, or metal structures (or grids like chain-link fence), and you are using about 15-20 devices max? Sure. Anything like that that DOES exist in that 10k ft can create barriers that dampen or block wireless radio signals. I would recommend having a wireless survey performed. Also, notice this is a wave 1 wireless device, meaning it can give MIMO wireless bandwidth to a single device at a time.
