What choice do you have?
It met my expectations, which were that it's basically a fancy checkbook, and most of the advance features don't work that well, or are so complicated to set up and help is so difficult to get that they are fairly useless. It download your credit cards, but they won't necessarily balance, and it offers no help to figure that out. The same is true of the investments. They show up, but don't download all the information, so it's never too accurate. Their on line investing portfolio feature makes you manually setup each individual investment even though you're able to download all that information to your desktop. Keep in mind your automatic downloads to your bank cut off after 3 years and you're forced to buy the latest version of their software. Talk about planned obsolescence! And the worst is the help, or lack thereof. Once you finally figure out how to reach them, you're connected to - guess where?- India! I went through 2 people and they had the worst time understanding my question, primarily because they weren't reading carefully. and no, they didn't ultimately help me, so it was a waste of time.But they are the only game in town. I guess you can get away with anything you want when you have no competition. I wish Microsoft Money was back.

Waste of money and time
I bought this to manage my rental property costs and payments to help prepare and make tax time easier. I spent two days trying to set it up properly and tried to keep it up for a year, but it is so rigid in how information is required to be input and it doesn't allow for deviations. In the end it was taking me more time to make it work vs keeping track in a simple spreadsheet with a few macros. I thought I would like the feature of how it would link to your bank and pull in rent deposits and expenses. I could just go back and label them. But we don't split every rent check out and deposit it on its own. We go to the bank and make one deposit, not sit there do multiple deposits for every rent check we have. We even tried that by splitting every check on a different deposit slip, but in our account it all showed as a single deposit into the bank on that date. The quicken software then can't identify the deposit to any rental house as the amount doesn't match up to the monthly rent. It won't let us split the deposit between all the houses. So I have to manually show the rent paid that month and then force all the balances to be correct. This is much more work in the software than using my spreadsheet. I was spending 10+ hours a month balancing and inputting into this software vs about 45 min a month keeping my spreadsheet up to date. Waste of money and a bigger waste of time.

OK but has a few issues
This product includes Quicken Home and Business, so don't buy both, this is all you need. RPM uses tags for each property to organize transactions, and provides some nice features for landlords.I have a few issues with the implementation,- setting up a tenant and rent reminder is easy, but there is no way to change the rental income category on the reminder, and (for me) entering the rent reminder always enters the transaction with NO category that I then have to update. Is this a bug?- tags are a little restrictive. For example if you have tags for specific expenses like "123 Oak street remodel", there is no way to tell quicken to roll these up into the "123 Oak Street" property. I had to retag all prior transactions to the general property tag and put the prior tag name ("remodel", "roof" etc) in the memo field.- Some odd issues with mortgage reminders. There is an existing issue in quicken where the mortgage payment reminder does not allow a tag to be entered on the top line of the transaction (I don't believe this is specific to RPM), but without the tags in RPM the mortgage transactions don't seem to work properly. I have mortgages with principal, extra principal, escrow and a few other items and the reminder does not allow a tag on the principal line. The category on all lines is correct but without the tag, the principal line does not decrement the loan account like it should. When I manually add the tag, all is fine. This *also* seems like a bug in RPM that does not affect other quicken releases.When you contact Quicken chat support for RPM, since it is a specialty product the support people can't help with much. For this reason I wouldn't advise RPM for a new user of Quicken. But for landlords it is probably best to struggle through with it, rather than jerry-rig one of the other quicken versions to work for landlords.

Works as expected.
We chose this product to keep track of rental expenses and some personal finances.Great product but does have some minor items that need to be addressed. Such as the font size under "file" etc. it is way too small. Also had to google to find out how to fix the font size for the check register. Help button wasn't much help for that.Have bought this product before and like it a lot. Price was good from Amazon.

Write this program for Apple as well!
Really need to produce a version of this program to run on Mac. I really want to convert fully to Apple in the house, but this program alone keeps me using a windows based PC.
